Lumber prices are still down 63% from their May 2021 high of $1,733 per thousand board feet, and are down 43% year-to-date.
"Fixed mortgage rates have increased by more than two full percentage points since the beginning of the year," Freddie Mac's chief economist said.
The average 30-year fixed-rate mortgage climbed 25 basis points to 5.65% for the week ended June 10, the highest level since late 2008.
Kyle Little, Sherwood Lumber COO, joins 'The Exchange' to discuss the housing slowdown's impact on the lumber market.
"Some parts of town where finished homes are now taking a month to sell versus hours. Market is definitely correcting," a home builder in Texas said.
Fed Vice Chair Lael Brainard told CNBC it's "very hard to see the case" to pause its interest rate hikes until inflation is tamed.

"It looks like more [home sales] declines are imminent in the upcoming months, and we'll likely return to the pre-pandemic home sales activity."
Futures pricing "tells me is there's still a long-term, bullish supply-demand situation in lumber," said commodities analyst Darin Newsom.
"Buyers remained cautious in light of heightened lumber prices, inflation concerns, and rising mortgage rates," Bank of America said.
Surging mortgage rates will only add to the barriers faced by consumers in the already restrictive housing market.
The average traditional 30-year fixed mortgage rate hit 4.72% on Tuesday, representing a big jump since the Fed began hiking interest rates last week.
Prices for iron, oil, soybeans, and fertilizer have also pointed higher amid cold winter weather, geopolitical tensions, and supply chain disruptions.
