Copt Defense Properties Earnings Call Transcript Summary of Q2 2026
COPT Defense reported a strong Q2 and first half of 2026 with FFO per share of $0.71 (up 4.4% YoY) — the company's 24th consecutive quarter of YoY FFO/share growth. Same-property cash NOI rose 7.4% in the quarter (6.4% YTD). Management raised the midpoint of 2026 guidance for FFO/share to $2.78, same-property cash NOI growth to 4%, cash rent renewal spreads to 3%, and new investment capital commitments to $335M. Leasing momentum was notable: 139k SF of vacancy leasing in Q2 (231k SF YTD), strong retention (84% H1 average; 79% over the past decade), and a large development and demand pipeline — particularly in Huntsville (Redstone Gateway) where two spec inventory starts (60k SF and 180k SF) were announced to meet accelerated demand related to missile defense, space, and “Golden Dome” programs. The defense budget backdrop is favorable: management views a $1.1T base defense budget as a new run rate, with NDAA progress and additional reconciliation potential providing upside. Balance sheet and capital strategy: management reiterated a preference to fund growth with free cash flow (no planned equity issuance) and retains capacity to fund roughly $300M of equity annually on a leverage-neutral basis.
