Sabra Healthcare REIT Earnings Call Transcript Summary of Q1 2026
Sabra reported a strong Q1 2026 driven by robust SHOP (senior housing operating) deal flow and continued improvement across portfolios. Year-to-date closed/awarded investments total about $400 million, with an additional $690 million of SHOP opportunities being actively pursued; management expects to materially exceed 2025 investment levels. SHOP same-store metrics were strong: revenue +7.9% YoY, occupancy +280 bps to 88.4% (Canada 93.4%), RevPAR +4.6% YoY, and same-store cash NOI +14.4% YoY. For the first time, private-pay revenue represents ~50% of the portfolio. Normalized FFO and AFFO per share were $0.38 and $0.39, up ~9% and ~5% YoY, respectively. Leverage remains within target: net debt / adjusted EBITDA 5.04x, weighted-average permanent debt cost 3.92%, ~4-year weighted-term, and ample liquidity ~ $1.2 billion (cash $117M, revolver availability $645M, $451M outstanding forward ATM proceeds). Management reaffirmed 2026 guidance but will revisit in Q2 as visibility improves. Subsequent actions: sold three CommuniCare-leased SNFs for gross proceeds $79.4M (6.8% lease yield); board declared $0.30 quarterly dividend (covered at ~77% of Q1 normalized AFFO). Management emphasized AI and automation initiatives to scale the SHOP platform and accelerate decision-making and operator support.
