Skanska AB Earnings Call Transcript Summary of Q2 2026
Skanska reported a solid Q2 2026 with particularly strong performance in Construction driven by record order intake. Key highlights: Construction delivered an operating margin of 4.3% and a record quarterly order bookings of SEK 68 billion, pushing the backlog to nearly SEK 300 billion and a rolling book-to-bill of 114% (about 21 months of production). Residential Development showed strong results in Central Europe but weaker Nordic performance due to low volumes, warranty provisions and restructuring costs; RD started 156 units in Central Europe. Commercial Property Development posted a negative operating result after SEK 464 million of impairments in several U.S. properties driven by higher long-term U.S. interest rates, but also realized SEK 217 million of divestment gains and completed projects with a 77% leasing ratio. Investment Properties remained stable (SEK 85 million operating income) with 83% economic occupancy. Group cash flow from operations was strong, despite a SEK 5.9 billion dividend and a decline in available funds to SEK 23.1 billion (partly due to reducing unused credit lines and repayments); adjusted net interest-bearing receivable stood at SEK 8.7 billion. Management emphasized a robust financial position, ongoing focus on high-quality project wins (notably in the U.S. and Nordics), selective Project Development starts where returns meet targets (10% ROCE target), and a cautious approach to new Commercial Development starts in the U.S. until transaction markets normalize.
