LTC Properties Earnings Call Transcript Summary of Q1 2026
LTC Properties is executing a deliberate shift from lower-growth triple-net skilled nursing investments to higher-growth seniors housing operating (SHOP) assets. Management is on track with 2026 guidance and the midpoint $600 million SHOP acquisition target, with more than half expected to close by the end of Q2 and a pipeline of opportunities exceeding $5 billion. SHOP is projected to represent roughly 45% of total investments and about 40% of annualized NOI by year-end, materially increasing the company's pro forma portfolio growth profile (overall pro forma NOI growth of 5%–7% at a 40% SHOP NOI mix versus low-2% under triple-net). The core SHOP portfolio (27 stabilized/near-stabilized communities) continues to perform in line with expectations and management reiterates ~14% pro forma growth for that core SHOP portfolio at the midpoint. Liquidity and balance sheet metrics remain healthy: pro forma liquidity of $775 million (including expected proceeds), pro forma debt / adjusted EBITDA ~4.4x, and adjusted fixed charge coverage ~4.6x—within stated 4x–5x leverage targets. Management is investing in SHOP platform capabilities (people, data/analytics, asset management) to scale operations and align operator incentives (fee + incentive + synthetic promote structures). They remain opportunistic about selling certain skilled nursing assets to recycle capital into SHOP, but any dispositions would be opportunistic and aimed at improving growth and risk-adjusted returns. 2026 core FFO and FAD guidance is reiterated ($2.75–$2.79 FFO/share; $2.82–$2.86 FAD/share) and assumes $400M–$800M of SHOP acquisitions, $65M–$77M SHOP NOI, and $265M of asset sale/loan payoff proceeds.
