Marriott International Earnings Call Transcript Summary of Q1 2026
Marriott reported a strong Q1 2026: global RevPAR rose 4.2% and results beat the top end of guidance. The company saw record first-quarter global signings, a record pipeline (~618k rooms, 43% under construction) and net rooms growth of 4.5% over the trailing 12 months. Performance was broad-based: leisure, group and business transient all improved, with luxury and resorts leading but select service showing a meaningful rebound. International strength included APAC and Greater China (notably Hong Kong and Hainan), while the conflict in the Middle East weighed on March results and is expected to continue to depress Middle East RevPAR; management now assumes the conflict could reduce full-year global RevPAR by ~100–125 bps. Management raised full-year global RevPAR guidance to +2% to +3%, increased gross fee guidance, and expects full-year adjusted diluted EPS of $11.38–$11.63 (up 14–16%). Co-branded credit card and residential branding fees remain strong drivers. Marriott is investing in a multiyear technology transformation (including AI pilots and a natural-language search rollout on marriott.com) and plans incremental investment to support new initiatives such as the Lefay luxury-wellness brand. The company reiterated its capital allocation framework, expects to remain investment-grade, and now expects to return over $4.4 billion to shareholders in 2026 via buybacks and a modest dividend.
